EverRange Community: A New Haven in South Jacksonville
The Vision Behind EverRange
So, folks, here’s the buzz about EverRange, a sprawling 1,000-acre urban escape right in South Jacksonville. It’s been given the green light to create a snazzy amenity center called The Grove. This hip spot will soon offer recreational delights that’ll make any New Yorker envious.
The Price Tag and Progress
By August 15, Jacksonville reported that site improvements alone were pegged at a hefty $23.94 million. These expenses cover everything from plumbing to that crucial sprinkler system. It all kicked off on May 1, when the city cleared the path for a lakeside pavilion, dropping a cool $16 million into the project.
Building the Foundation
Carlton Construction Inc., of Fleming Island fame, is steering the ship on this 12.72-acre project located at 12858 Ever Range Parkway. The permits were handed out in stages, each more exciting than the last.
- May 20: Crown Pools Inc. started the splash pad for $462,369.
- June 4 & August 15: Carlton Construction took over site clearing and establishing the welcome center, each phase costing $2.3 million.
- August 15: Carlton Construction also began work on the pavilion and Crown Pools dove into constructing a $1.21 million classic pool.
Highlights of The Grove
What’s in store at The Grove? Picture a lush landscape complete with a lakeside pavilion, a pool, a splash pad, a dog park, and even those trending pickleball courts. The blueprint also promises playgrounds, shaded dog park areas, and stylish monument signs. EverRange won’t just be a dot on the map; there’s talk of trails and ponds enhancing its charm.
On the Road to 2026
Now, who’s pulling the strings behind this grand design? It’s Prosser Prime AE, the civil engineers, under the watchful eye of The PARC Group. They’ve been working hand in hand with the Davis family, who own the sprawling property.
By 2026, the stage will be set for model homes. EverRange will grace the land from Philips Highway to the southern tip of Duval County. With 1,500 homes planned, the community promises a “rustic modern ambiance” that’s just irresistible.
The PARC Group spills the beans on how Toll Brothers will create an active adult 55+ neighborhood. Plus, Dream Finders Homes will introduce a townhouse neighborhood. The whole area was rezoned for development by Big Creek Timber LLC in early 2023. Conservation is key, with over a third of the territory preserved.
